Building 38

ECB served as developer for the rehabilitated historic 6th Army Headquarters Building at the Presidio's Main Post in San Francisco, which was converted into office space primarily committed to non-profit organizations.

This renovation project was privately financed with a combination of private equity, the use of historic tax credits and bank financing secured by a long-term master lease with the Presidio Trust.

Construction was completed in fall 2001 and 95 percent leased by April 2002, despite a difficult commercial real estate climate. ECB now serves as the building's property manager.

Like the Thoreau Center for Sustainability, the design team combined historic preservation and "green building" principles into all aspects of the rehabilitation.
